Where We Build in Ohio
Ohio is not one market. Lake Erie shoreline lots in Erie and Ottawa counties, ravine sites in the Cuyahoga Valley, the fast-growing corridor through Delaware and Union counties north of Columbus, the Warren and Butler County ridge between Cincinnati and Dayton: each asks something different of a house and its builder. We run six Ohio regions so the people pricing your lot are the people who build there every week.

Why Ohio, Why Now
Union County and Honda
Union County grew about 17 percent from 2020 to 2025, the fastest rate of Ohio’s 88 counties, as Honda put more than a billion dollars into Marysville, East Liberty and Anna. Most lots outside Marysville and Plain City are well and septic. Our Delaware region team prices that work before you buy.
Delaware County
Second-fastest in the state, up roughly 15 percent since 2020 and closing on a quarter million residents. Growth is pushing north of Powell, Lewis Center and the city of Delaware onto acreage that still zones through the township. Our Sunbury design center is ten minutes from most of it.
Licking County and Intel
Intel’s New Albany site now targets 2030 for its first fab, and the county projects a need for more than 6,500 new homes over the decade. New Albany, Johnstown, Pataskala and Etna are the front line. Sewer is closer to hand there than in most of rural Ohio, which changes what your lot costs to prepare.
Ohio Homes, Ohio Families
The Collier Family
After decades in a drafty 100-year-old farmhouse, Bobby and Michael took The Sapphire plan and reworked it around two home offices, a glass-walled study behind the great room, and a hidden pantry behind shaker cabinets. Farmhouse character, modern utility.
The Thompson Family
Three kids, six grandkids and a house bursting at the seams. The Thompsons built a two-story with a great room and chef’s kitchen sized for cooking, homework and game night at the same time, on materials chosen to survive all of it.
Recognized in Central Ohio
The BIA Parade of Homes is Central Ohio’s builder showcase, judged by the public who walk through it. In 2025 our Siena at Scioto Bluff in Powell took People’s Choice and Best Kitchen in the $600,001 and over class. In 2024 we took People’s Choice and the Blue Ribbon for Best Feature. Our first People’s Choice was 1993.

Plans That Fit Ohio Lots
One hundred published floor plans from 1,800 to 4,676 square feet. Thirty-eight ranches and forty first-floor-master plans, because most of the families at our Akron and Sandusky aging-in-place seminars are planning to stay put. Five multi-generational plans for households that are growing in both directions. Every one of them can be modified to fit your lot and your life, and if you already have drawings, bring them.
Bring Us Your Parcel Number
That is all we need to start. We will pull the township, county, zoning and utilities and tell you what the lot will ask of you before you spend a dollar.
Building in Ohio: Questions We Hear Most
Which Ohio counties do you build in?
Forty-seven Ohio counties across six regions: Columbus, Delaware, Cleveland and Akron, Cincinnati, Dayton, and Sandusky. The full county list is on this page. If your parcel sits a county past the list, call the nearest design center. We build outside the list regularly when the drive makes sense for our field team.
How far from your design centers will you build?
Each Ohio region is staffed from its own sales and design center in Sunbury, Akron, Lebanon or Milan, and a field manager runs the job from there. As a rule of thumb, if your land is within about an hour of one of those four centers, you are inside our normal build area.
I have rural land with no sewer. What happens first?
A soil evaluation. Ohio requires a site and soil evaluation by a certified soil scientist before the county health district will accept a septic permit application on a new lot. We schedule the soil scientist as part of your land profile, so the septic design and its cost are known before you sign a contract, not after.
Who pulls the building permit, and is it the township or the county?
We do. In unincorporated Ohio the township usually controls zoning and the county building department usually issues the building permit, so a single rural lot can involve both. Our land profile records the township and county up front, and our team handles the zoning certificate, the building permit and the inspections.
Do you build on Lake Erie lots or sloped lots?
Yes. Our Sandusky region builds on Erie and Ottawa County shoreline and near-shore lots, and our Cleveland and Cincinnati regions build on the ravine and hillside sites common there. Slope, water table and soil type change the foundation design and the site work estimate, which is why we walk every lot before we price it.
How long does it take to build in Ohio?
Plan on five to six months of pre-construction (design, selections, land profile, permits) and about eight months of construction. Ohio winters and county permit queues are the two variables that move the schedule most, and both are built into the timeline we give you.
Can I see a DiYanni home in person before I commit?
Yes. The Novarra is open in Akron, The Laurello in Milan, and The Vineyard in Lebanon, and the Sunbury design center is open for selections and plan reviews. We also hold Build On Your Lot seminars and under-construction open houses in each region through the year. Current dates are listed on this page.
